The sole purpose of a Mortgage Inspection is to obtain Mortgage Title Insurance. A Mortgage Inspection is not a boundary survey. It is a location of proposed improvements and a cursory check for violations or encroachments onto or off of the subject property. A Mortgage Inspection is subject to inaccuracies that a future Boundary Survey may disclose. No property corners will be set, and it should not be used for or relied upon for the establishment of any fence, structure, or other improvement.The Flood Plain Certification is restricted to a review of the Flood Plain Insurance Rate Maps (FIRM) and shall not be construed to be a confirmation or denial of flood potential.
A Boundary Survey of the subject property will be made and the property corners will be located and verified or reset using 18" x 1/2 rebar pins with a plastic (or metal cap if required by county regulation) containing Bobby's Kentucky License number (1253) or his West Virginia License Number (653). No property lines will be marked and it should not be used for or relied upon for the establishment of any fence, structure or other improvement. The Flood Plain Certification is restricted to a review of the Flood Plain Insurance Rate Maps (FIRM) and shall not be construted to be a confirmation or denial of flood potential.
Marking Boundary Lines
Marking Boundary Lines enables the property owner to use the Boundary Survey for the establishment of any fence, structure, or other improvement. This service will not be completed without a Boundary Line Survey performed by Bobby Hudson Land Survey Inc.
There is an addtional charge to complete Marking Boundary Lines in conjunction with a boundary line survey.
An ALTA/ACSM Land Title Survey is the most comprehensive type of Boundary Survey and Improvement Location performed by Bobby Hudson Land Surveying Inc. It covers all aspects of the Boundary Survey and Improvement Location as well as the identification of any additional evidence of possession or used which could be adverse to the interest of the purchaser. Property encroachments and easements of record will also be noted.This survey may include definitive statements regarding the flood potential of the property as well as a review of the Flood Insurance Rate Maps (FIRM).
